The Mid-North St. Simons Island real estate market is vibrant and growing
For the past several years, Mid-North has been the fastest-growing corridor of St. Simons Island. Located between Sea Island Road and the northern roundabout, Mid-North offers all the charm and allure of the rest of the Island. Yet Mid-North St. Simons Island real estate tends to be more affordable per square foot.
Once dominated by the Sea Palms and The Commons residential communities, today there are several new developments in place, consisting mostly of single-family homes. In addition there is a good selection of condos, buildable lots, waterfront and marshfront properties.
Love the Environment
Spartina-filled salt marshes line both the east and west sides of the Mid-North. Spartina is the distinctive and nutrient-filled tall grass that changes color with the seasons…most notably in the fall, when its flaxen hue inspired the name, Golden Isles. In a variety of ways, Spartina provides nourishment for a host of land, sea and air creatures. It’s one of the reasons our area boasts several stops along the Colonial Coast Birding Trail.
Friendship, Lifestyle and Culture
As elsewhere on the Island, you will find no shortage of friendly and welcoming neighbors. It’s easy to meet people here and make new friends through any number of volunteer and social organizations, including the Newcomers Club—open to new residents within two years of their arrival.
Golf is always in season here. Play a round at the newly rebuilt Sea Palms championship course. Then go kayaking at Village Creek Landing. The Landing also hosts events, public and private, throughout the year. And you won’t have to go far to find some of our best restaurants, galleries and finer shops. The Harris-Teeter supermarket and Shops at Sea Island are minutes away.
Mid-North St Simons Island is also home to the Saint Simons African American Heritage Coalition and the Historic Harrington School Cultural Center, recently renovated thanks to an extensive, local fundraising effort.
Additionally there’s easy access on and off the Island via Sea Island Road.
More about Mid-North St. Simons Island Real Estate
Along with the new construction, there are many established neighborhoods in the Mid-North, giving homebuyers a wide variety of choices—from small condos to luxury homes and everything in between. There are also more buildable home sites here, but they move fast.

While you’re here, be sure to visit these communities:
- Black Banks – beautifully secluded in the southeast corner of Mid-North, offers luxury homes with easy access to Sea Island
- Hawkins Island – off by itself in the region’s southwest, featuring homes, home sites, and waterfront
- Sea Palms – the largest community here, located east and west of Frederica Road, with homes, condos, home sites, and waterfront
- The Commons – in the northwest, near our historical sites, you will find homes and home sites
