YEARS SUPPLY OF LISTINGS RESIDENTIAL REAL ESTATE REPORT
The tables labeled “Years Supply of Listings” indicate the current market conditions.
The YSL is calculated by dividing the number of Active Listings by the number of Unit Sales for the most recent 12 months. The best buying opportunities are often found in the areas with the highest YSL.
Competition among sellers increases with the YSL causing more flexibility and lower prices for buyers. Market conditions improve when one or both of the following occur: (1) unit sales increase, or (2) inventory listings comes down.
UNITS SOLD RESIDENTIAL REAL ESTATE REPORT
The tables labeled “Units Sold” show month by month units sold for each demographic segment within Glynn County.
Residential sales include homes, townhomes, condominiums and mobile homes but not vacant land, home sites or commercial property. These results are compiled from the Golden Isles MLS, which captures only sales listed and sold by member Realtors.
TRANSACTIONS REPORT RESIDENTIAL REAL ESTATE REPORT
The Units Sold columns reflect total units sold for a particular month over the span of 4 years. The areas represented are St Simons Island and Sea Island. The comparisons show results for a particular month for the current year and the past year.
